Interview with Raja Seetharaman in INDIA
We’re honored to feature Raja Seetharaman, Executive Managing Partner of iCORE Global – INDIA as he discusses the current goals and unique focus for commercial real estate in India. iCORE is proud to see India’s achievements and growth, and in this Feature, Raja shares his success story with us.
Megan Gilmore: Raja, what were your reasons for joining iCORE Global?
Our world is changing faster than ever. It is shrinking due to increased technology and this has enabled companies to expand into global markets without related cost and effort. As companies expand they expect service providers to have the capability to provide services across the globe.
iCORE Global’s international consortium of regional experts combined with the technology platform made this possible for us, here in India, by extending our reach and expanding our capabilities worldwide.
You mentioned global services. How did iCORE extend your reach from India into a worldwide presence?
Clients expect the same quality of technology & services irrespective of the scale of the project. Collaborating with other iCORE offices enables us to increase our revenue stream by winning larger deals and gives us the competitive edge to defend our client relationships.
Will you share with us your current goals and the focus of your team in India?
We’re focused on corporate real estate services with emphasis on brokerage, transaction management and capital markets/investment solutions. While these service lines are established, we intend to expand our service lines to include project-broad management and facility management capabilities.
In addition, we are also growing the strength of our entire team by setting up new offices, both owned and associate offices, as well as expanding our existing offices.
We would love to hear what trends you’re noticing in India.
Due to the uncertain global environment, most clients are taking longer to make decisions and are cutting down their costs. Here, we’re seeing a lot of portfolio rationalization rather than expansion.
On account of oversupply in most markets, we expect the markets to be tenant-friendly until Q2, 2013. It is in these times that iCORE’s conflict – free principle and consultative method of managing client portfolios is proving to be a big differentiator in the market place for us. In fact, working with iCORE has positioned our team for success.
Raja, can you let us in on a recent client success story and how working with iCORE fueled that success?
In just a short period of time working with iCORE, we’ve had success on multiple projects. We’ve entered into an exclusive arrangement with a global shipping company to establish a Development Centre in India. And we’re in advanced stages with both a large European logistics firm to establish multiple warehousing centers in India, and a leading oil and gas company to acquire a large industrial space.
iCORE’s Integrated Services Group, along with the Shared Services model, has been very effective during our client pursuits and project implementation. In more ways than one, we’ve been able to redefine commercial real estate with all of our clients.

Raja Seetharaman is the Executive Managing Partner of iCORE Global – INDIA. He is responsible for the strategy & overall operations of the firm in India. He brings over fifteen years of experience of advising Fortune 500 firms and large Indian corporates on their real estate strategies. Previously with Jones Lang LaSalle as National Director of Corporate Solutions, he led very significant front and back office transactions for corporations like Goldman Sachs, BNP Paribas, Deutsche Bank, Standard Chartered Bank, Morgan Stanley, Cisco, Deloitte, General Electric, Standard & Poor and Ness Technologies.
Raja is one of the few professionals in Indian Real Estate who has experience working with International Property Consulting firms as well as a leading Multinational Developer. This experience helps him understand decision making from a tenant/occupier as well as a developer/landlord perspective. He has completed his Masters in Business Administration from the Institute of Technology & Management and a Bachelors of Commerce from Mumbai University.
